Worn Hardwood — Refinish or Replace?
Scratches, a dull finish, or boards that look tired. We’ll say whether a refinish will hold up or replacement is the honest path.
What’s going on with the floor
Refinishing is often the better alternative to replacement. Full sand-and-finish, stain changes, screen-and-recoat, and buff-and-recoat are different jobs with different dust, downtime, and results. Damaged-board replacement and patching are quoted when the field can be saved. We do not promise that every worn floor can be refinished. For the decision in plain language, see Refinish Hardwood Floors or Replace Them?.
What customers usually call us for
- Repair and recoat options before a tear-out is assumed
- Stain and clear-finish choices documented in the quote
- Occupied-home sequencing when a full move-out is not possible
FAQ
Common questions
Is a recoat enough, or do I need a full sand?
If the finish is worn through, stained into the wood, or deeply scratched, a recoat will not hide it. Photos and a site visit decide. Refinish Hardwood Floors or Replace Them? walks through the usual tradeoffs.
How long before we can walk on it?
It depends on the finish system and the weather. The quote will state a conservative return-to-use window instead of a marketing promise.
